If your company needs a property to fit specific needs and/or cannot find one in the market, the Build-to-Suit route could be your alternative. In exchange for investor/developer building property to fit your needs, your company will offer a long-term lease. Ocupantes will represent your firm throughout the whole process, including: definition of best location, preparation of preliminary plans and specification list (hiring of architect and specialists), selection process for the investor / developer, negotiation of contractual lease terms and full support to the client’s legal team.
Definition of the region of interest and Site Selection – The assignments begins with a full research of the area of interest, identification of sites and preparation of fact-sheets. This phase leads to the presentation of a report with all the information on the selected options.
Definition of the preliminary plans and hiring of professionals – In this phase, Ocupantes establishes the client’s needs and coordinates the hiring of architects and specialists to prepare preliminary plans and project specifications.
Selecting and contracting of constructor and/or developer – Ocupantes will coordinate the whole process, from the selection through to contract signature with the construction companies. Basic stages in the process are:
1 – Definition of scope and project specifications;
2 – Equalization of proposals;
3 – Negotiation with investors and/or developers – Negotiation with investors and the selected builders.
Closing the Deal – Ocupantes will provide full support to the client’s lawyers in the preparation of Letter of Intent, Purchase Contracts and/or Lease Contracts.
