The client – PricewaterhouseCoopers, one of the largest auditing, tax and business consultants in the world, is a firm with eyes turned to diverse sectors of the economy, with a focus on five priority areas: Corporate Governance, Corporate Risk Management, Mergers & Acquisitions, Organizational Restructuring, Process Improvement and Outsourcing. Keeping their clients’ sustained growth and credibility is the company’s main goal. PwC uses the knowledge and experience of a global network of specialists in diverse business areas, allowing a wide field of activities, ranging from the analysis of strategic issues to the identification of opportunities, passing through the development of solutions capable of improving efficiency and generating the adoption of best practices.
The situation – With the imminence of their lease renewal date, PwC knew that they would require the support of a trustworthy firm specialized in real estate transactions to understand what were the alternatives available in other buildings as well as renewal strategies at the Água Branca Complex, where they occupied 17,000 m².
The results obtained – Ocupantes undertook full market surveys and identified all possible alternatives in the city that could accommodate PwC. In parallel, Ocupantes researched data of stock, vacancy, new construction, demand and transactions for Barra Funda and surrounding regions, with the aim of determining rental values in the region.
The work presented by Ocupantes provided PwC with an understanding of all the options in the corporate office market in São Paulo. With the full evaluation in hand, PwC had good data to support a renewal of the lease and avoid a move, changing only two high floors for two lower floors therby improving space efficiency. Following this decision, Ocupantes assisted PwC in the whole lease renewal process at the Água Branca complex, reaching excellent commercial terms. |
