The client – Pfizer’ history begins in New York in 1859, when two German immigrants, Charles Pfizer and Charles Erhart united their abilities to produce medicines. In the 40’s, thinking into the future, they began producing the first antibiotic, penicillin, on a large scale. In December 1952, driven by the recognized quality of their products, Pfizer arrived in Brazil.
This path of innovation and surpassing limits took Pfizer to the rank of largest Pharmaceutical company in the world, with a wide range of products and a very large research and development program, a reality that motivates the company to continue growing, working for life.
The situation – Pfizer occupied four floors in the Birmann 11 Building, in Chacara Santo Antonio and sought to optimize their occupation and reduce costs. Their initial intent would be to rescind the lease of one of the floors and keep the other three. On the other hand, a move of this nature would need the input of specialists to assist not only on the issue of negotiating the rescission, but also to guide them as to which floor would be best to vacate, by undertaking proper analyses. Ocupantes was the firm hired for this assignment.
The results obtained – Work began with the preparation of a report of rental prices practiced in the region, in order to assess the rent reduction possibilities. The report highlighted that Pfizer were paying rents at above market level. Establishing the possibility of a rent reduction was the first step. Parallel negotiation fronts were opened with the owners of the four floors.
Following several rounds of negotiation, the final result fully attended the objectives established by Pfizer: rescission of the lease of one of the floors and rent reduction for the remaining 3 floors. |
