The client – McKinsey & Company is a global consulting firm that supports company directors and leading institutions on issues relating to strategies, organization, technology and operations.  McKinsey provides advice from most preeminent organizations, multinationals and government/public institutions, to firms that deal with high technology and are in fast growth mode, offering and implementing its recommendations.

The situation – The Rio de Janeiro unit of McKinsey & Company occupied a space of approximately 900 m² in the Botafogo Business Center.  As a result of an occupational rearrangement, this area could be reduced to only 600 m².  The challenge was that the space they occupied was split on two floors: one next to the elevator lobby on the last floor (approximately ¼ of the floor), and the other on the penthouse level, that had only access by stairs.  McKinsey had great interest in remaining in the building, but for this there was one problem: to lease the excess 300 m² space to the neighboring firm, the only one with the possibility of accessing the space, since they occupied the remainder of the last floor.

The results – McKinsey & Company hired Ocupantes to help in reaching solutions.  The strategy was divided into two fronts: 1) identify and compare market alternatives in other locations, such as Flamengo, and 2) contact the neighboring firm and assess their possibility of expanding into the excess space.  Since the neighbor manifested such an interest, Ocupantes coordinated the partial lease rescission for the 300 m2 space, assisted in the completion of the new lease for the penthouse space and also monitored the proceedings of the neighbor in establishing their new expanded.
