A Delta Air Delta Air Lines is one of the civil aviation companies that offers the most flight options: 311 destinations in 52 countries.
In Brazil, Delta Air Lines, who were situated in a building in the center of Rio de Janeiro, did not want to renew their lease. They were not satisfied with the security conditions or the location of the office, which was close to the informal street vendor market and in a dark uncomfortable neighborhood.

Ocupantes was retained two stages of consulting services: first, to submit a survey of Rio de Janeiro City, comparing regions, including Barra da Tijuca and the Central and South Zones. The aspects studied included security and criminality rates, road, rail and subway transport network, and location of competitors and employees.

Based on the report, Ocupantes moved on to the second part of the assignment, suggesting alternative sites for visiting, following guidelines that would provide the best conditions of accessibility and greater security for its employees, particularly at night and on weekends.

One of the greatest challenges encountered was the small number of options available, since the vacancy rate for Class A buildings in the city was under 3%. Barra presented the best options, but was discarded because of the distance. Two buildings were finally selected, one in Botafogo and the other next to Cinelândia, both having all the features Delta was looking for.

Negotiations started simultaneously for both spaces, and in the end the choice fell on the 600 sqm office in Cinelândia. The curious aspect of the locality is its security despite its proximity to downtown: the building is situated next to a large call center with an efficient security system, which has ended by creating a more peaceful neighborhood.

The negotiations also resulted in a grace period for the rent, enabling Delta to stay on in its current offices until the end of the lease, thus avoiding a termination fine and guaranteeing the new space without any additional expense.

At the end of the work the client rated its satisfaction with the research methods for the services provided as “Very Good” and “Excellent”.
