The client - CPS Color is a leading multinational firm in the market of tinting systems, offering a complete range of products, such as paint dispensers and mixers, specialized softwares, colorants, color communication tools and accompanying global customer care.  CPS are affiliated to international entities dedicated to the study of the influence of colors, incessantly seeking new markets and applications for their products.  CPS Color is therefore a provider of overall solutions for activities in which the exactness in the production and mixing of paints is necessary.

The situation - CPS Color sought a very specific and comprehensive solution to their occupational plan in Brazil: First, they needed to integrate the stock, located in Embu, with the commercial, administrative and technical areas located in the Berrini region of São Paulo. Secondly, the new location needed to permit the installation of a laboratory and include a show-room, as well as the loading and unloading of machines and imported products, in a way to ease internal distribution. The property was also to offer an excellent corporate image to transmit modernity and high technology.  All this had to be achieved together with a reduction in overall occupational costs to CPS Color.

The results obtained - Upon being retained by CPS Color, Ocupantes gathered a complete understanding of the project's peculiarities and undertook a complete search in regions, chosen together with the client.  The research included neighboring municipalities known as the ABCD region, as well as the municipality of Barueri and São Paulo.  All progress needed to be reported to headquarters in Finland, presenting each alternative with its respective advantages and disadvantages.  Tours were organized for visiting directors specifically to see the best alternatives.

Following the research, two properties were selected for negotiation.  Due to the occupational arrangement required by CPS, and with a favorable office/warehouse ratio, as well as good commercial terms, the final choice was for unit 28 of the "Espace Center" industrial park, located on the Marginal Tietê avenue.  This property will give CPS the required flexibility to install all the business areas, as well as offering easy access for clients, security, public transport, restaurants within and outside the complex, and hotels for executives visiting from abroad.
